Our view

Foam on a roof is a question, not always a verdict.

We record what is there and what state the timbers are in, then tell you whether it can stay, part of it should come off, or all of it. Removal only when the evidence calls for it.

A residential street in Ashton-in-Makerfield
Ashton-in-Makerfield's housing

Wigan roofs were built to breathe.

Ashton-in-Makerfield combines a traditional town centre with terraces and estates built through the last century. Homes that have changed hands several times often carry work nobody has paperwork for, and spray foam is a classic example. We help buyers and sellers here find out what was done and what it has done to the roof.

Slates, battens, rafters and felt. An assessment shows what the foam is doing to them.

Also covering the rest of Wigan — same price, same service.

Questions we get asked

There is no paperwork for the foam in our Ashton house. Does that matter?
It can, because lenders like to see documents. An assessment does not replace them, but it records exactly what is there.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Around one to two hours in a typical Wigan loft. The report reaches you within 24 hours.
Do I have to remove it?
Not automatically. Whether foam can stay depends on its type, how it was fitted, what state the timbers are in and what your lender or buyer will accept. We give you the evidence to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Know what is under the foam before your buyer does.
